Accommodation

On the east side of the main courtyard, East Cottage has a spacious open plan and south facing lounge / kitchen / diner overlooking the rural surroundings. The two ensuite double/twin bedrooms are located along a short corridor through the original barn doors.  They are separated by the two back-to-back ensuite bathrooms. The single storey, semi-detached, building has high vaulted ceilings with original exposed trusses and beams.  There is underfloor heating throughout, served by a ground source heat pump. The barn and former milking parlour were tastefully converted by the owners in 2025, combining traditional features with 21st century comforts.

Outdoors

Dedicated private parking for at least two cars is located on the east side of the buildings.  From here a paved and lit route leads to the oak framed porch and front door, and onwards to the south facing patio.  This elevated patio has frameless glazing to maximise the countryside views, and privacy screening creating a secluded and sheltered space with private hot tub, outdoor furniture, BBQ and access back into the cottage via large folding sliding doors. There are far reaching views over the owners orchard to fields dotted with sheep and woods teeming with widelife.  The west side of East Cottage overlooks the owners main courtyard.  Both the back door and an external door in Bedroom One open onto a private corner of the main courtyard which is fenced/screened for privacy and includes outdoor furniture.  Access to the indoor heated swimming pool is via the back door and inner courtyard, no more than ten yards away from the cottage.  With the exception of the inner courtyard, there is step-free access throughout externally and internally. There is also unrestricted access to the owners gardens and orchard however parents are advised that the grounds include steep rockeries, stream, pond, remains of a waterwheel and bee hive.

The heated pool includes resistance jets for swimming exercise, a jacuzzi and a small changing room complete with toilet.  The pool is generally available between 9am to 6pm every day, and other times by agreement.  Please note that West Cottage also has access to the swimming pool. To maintain private use for each of our two cottages we operate a very simple booking system where guests can book their preferred time slots up to 24 hours in advance.  Our experience to date suggests that there will be ample time to accommodate guests from both cottages without any issues.  Please note that the pool room is covered by CCTV for health, safety and insurance purposes.  Please feel free to contact us for further information.

There is a 22kW fast EV charger located within the main courtyard near West Cottage which is available on a pay-as-you-go basis.

Booking Information

If you have a general enquiry or any questions please use our contact form or alternatively email us on stay@waterwynchmill.co.uk. If you would like to make a booking please use our booking form. Our aim is to respond within 24 hours.

Length of stay and changeover days

In low season a minimum booking of 3 nights starting on any day. At all other times a minimum booking of 7 nights with the changeover day being a Friday. If this doesn’t suit you then we will do our best to accommodate you – just ask. Generally, check in is not before 3pm on the arrival day and checkout is by 10am on the departure day however, where we do not have back-to-back bookings, we can be more flexible with these times.

Payments

A non-refundable deposit of £150 per week (or part thereof) is required at the time of booking to secure your cottage rental. The balance is due no later than 8 weeks before the start of the rental period. If booking within 8 weeks of the requested date then full payment will be required at the time of booking. Our preferred means of payment is by bank (BACS) transfer and bank details will be provided when we confirm arrangements for the booking.

Damage/security deposit

We do not require a deposit but kindly ask that guests treat our property with the same respect as their own. We request that guests report any damage or breakages before departure so that we can carry out repairs and/or provide replacements for the full enjoyment of subsequent guests. Significant damage/breakages will require settlement on a case by case basis prior to departure please.

Cancellation

Should we have to cancel your booking we will refund your full payment including deposit. Where you cancel your booking within 8 weeks of your arrival date we will refund part of your payments depending upon how soon you tell us of your cancellation. All refunds will be made via bank transfer.
